When is a commercial building permit required by the State of Kentucky.

Section 105.1 KBC: Any owner or authorized agent who intends to construct, enlarge, remodel or change the occupancy of a building, or to erect, install, enlarge, alter, repair, remove convert or replace any electrical, gas, mechanical or plumbing system, the installation of which is regulated by this code, or to cause any such work to be done, shall first make application to the building official and obtain the required permit.

The Department of Housing, Buildings and Construction (502-573-0373) will write the permit if the building exceeds an occupancy load of 100 except for buildings associated with worship which are allowed an occupancy load of 400.  All other permits will be written by the local jurisdiction.

What buildings are exempt from having to get a permit.

Buildings of single family dwellings and agricultural/farm use (with restrictions).  All other buildings are considered commercial and  require a building permit.

What are the proceedures to apply for a building permit.

Download the application along with the instruction letter.  Once the requested documents have been received, a plan review of the documents is required to assure the plans adhere to the KBC.  A permit is then issued.  The building is required to be inspected in phases of construction.  Once the project is complete and all code requirements have been satisfied, a "Certificate of Occupancy" will be issued.

What counties are represented by this company?

Caldwell, Crittenden, McLean, Muhlenberg, Webster, Livingston, Union, Lyon (Eddyville only), and Hopkins (Earlington only).


Some communities in Kentucky do not require residential permitting or inspections.
